The Planning Department is responsible for managing the physical growth of the unincorporated area of the County. The Lincoln County Comprehensive Plan is the official document used to guide decisions on land use matters. The comprehensive plan is designed to anticipate and deal constructively with changes occurring within the County.
The plan contains the county’s demographics, infrastructure details, data on schools, parks, and open spaces, a growth area analysis, existing land use categories and evaluations, planning policy framework and plan implementation. Support zoning and subdivision ordinances provide specific regulations to implement the Comprehensive Plan.
The Lincoln County Planning Commission consists of one County Commissioner and six non-elected members appointed by the County Commissioners to four year terms. Meetings are scheduled each month to consider agenda items including rezonings, conditional use requests, and other land use requests. Recommendations are provided to the County Commissioners by the Planning Commission on such items as Rezoning Petitions.
The decision making process conducted by the elected officials and the appointed officials is enhanced by research and technical support provided by the Planning Department staff.
Functions and responsibilities of the Planning and Zoning Department range from providing enforcement of the zoning and subdivision regulations, to issuing building permits, to inspections performed on construction projects, to working with the members of Lincoln County on their various planning and zoning projects.
